A home was listed for sale. Through the efforts of a listing agent and a realtor representing the buyer, an offer to purchase was prepared and signed by both buyer and seller. Just before the closing was to take place, buyers informed seller and all realtors that they were withdrawing from the deal because the wife suffered from agoraphobia, a mental condition which prevented her from moving out of her existing home. Sellers sued the buyer to recover the amount of the realtors' commission that the realtors claimed was due to them despite the fact that the house did not sell. The buyers claimed that it was impossible for them to buy the house due to the wife's condition. Realtors claimed that they had earned their commission and should be paid. Discuss.
